Turnkey or Virtual Design: Which Does Your Rental Need?
· 4 min read · Lush Living Designs NC

Turnkey design means we handle everything, from the design to sourcing, delivery and styling, and you get back a guest-ready property. Virtual design gives you the same plan, layouts and shopping list, but you do the ordering and setup yourself. The right one depends less on your budget than on your time, your distance from the property and how much you want to be hands-on.
Turnkey design means we do everything. We design the property, source every piece, coordinate delivery and style it, and you get back a finished, guest-ready rental. Virtual design gives you the same thinking (the layouts, the palette, the full shopping list) and you handle the buying and setup yourself.
Both are built to make the property perform, not only to look good. The question is who does the physical work, and that comes down to your time, your distance from the property and how hands-on you want to be.
We get asked this all the time, so here is how we help owners decide.
What does turnkey design include?
With turnkey, you hand us the keys. Our work runs in three phases:
- Design. Space planning, furnishings and visual presentations, so you see the plan before anything is bought. You weigh in at two checkpoints: the mood board and the final design plan.
- Procurement. We order, track and receive everything. That also gives you access to wholesale-only vendors, including hospitality-grade linens.
- Implementation. Delivery, inspection, furniture placement, styling, art hanging and cleanup.
Most projects take 6 to 10 weeks from start to finish: 1 to 2 weeks of design, 4 to 6 weeks of procurement and 1 to 2 weeks of install.
At Hargrove Haven, a large group home, we handled the full design, sourcing and installation. That meant the operational details got built in during the install, not left for the owner to figure out later: labeled storage, a simple linen system, smart locks and wayfinding signs for the cleaning team.
What does virtual design include?
Virtual design is the same design work, delivered as a plan you carry out. On our site this is Style & Source: mood boards, palettes, layouts and a clickable shopping list for every room. We do the designing. You do the ordering, receiving and setup.
You still get a whole-home plan where every room works together, which is the part most owners find hardest to do alone. What you take on is the logistics: placing orders, tracking shipments, checking for damage, assembling furniture and styling the rooms to match the plan.
If you only need help with part of the house, there are smaller ways in. The Refresh Kit covers one room that is dragging your listing down, with a layout plan and a clickable shopping list. The Lush Listing Audit is a 60-minute video walkthrough of a furnished listing, with a punch list ranked by what moves bookings first.
How do you decide which one you need?
Budget matters, but it is rarely the deciding factor on its own. These questions usually settle it faster.
How far away do you live? If the property is a few hours away or in another state, turnkey saves you trips for deliveries, returns and a long install weekend. This is the owner turnkey is built for: out-of-state investors, first listings and anyone on a deadline.
How much time do you really have? Receiving dozens of boxes, checking each one and building furniture takes days, not an afternoon. If you have a full-time job or another property to run, be honest about that time.
Do you enjoy the hands-on part? Some owners love setting up a house. If that is you and you live nearby, virtual design gives you a professional plan and lets you keep control of the budget and the pace.
Is there a launch date? If you have bookings on the calendar or a carrying cost you want to stop paying, the faster path to a live listing is often worth more than the savings of doing it yourself.
Where owners go wrong with DIY setup
Virtual design works well when the plan is followed. The trouble starts when it gets edited one swap at a time. A cheaper rug that is a size too small. A different sofa that blocks the sightline that made the room look big in photos. One overhead light instead of the layered lamps in the plan.
None of those choices looks like a big deal in a cart. Together they add up to a room that photographs smaller and darker than it should, and guests notice that in the listing before they ever arrive.
If you go virtual, treat the plan's sizes, lighting and layout as fixed, and save your substitutions for accessories.
What we'd do first
Start with the free 30-minute consultation either way. We talk through your property, the guest you want to book and your goals, then recommend the service that fits. Sometimes that is a full turnkey install. Sometimes it is a plan you carry out yourself, or just an audit of what you already have.
You can compare the packages on our pricing page, see how we approach rentals on the STR design page, or book a free consult and tell us about your property.
